These low cost loans are perfect for the borrower with little equity in their home.  $99 flat fee loans are beneficial to the borrower that does NOT plan on living in the home long. The less time you plan on being in the home, the less you want to spend in closing costs to lower your rate. The $99 option includes all costs associated with the loan. There is a $399 lock deposit required, but that is refunded at closing.
