0 Point / $99 Flat Fee
These low cost loans are perfect for the borrower with little equity or no equity in their home. The 0 point loans or $99 flat fee loans are beneficial to the borrower that does NOT plan on living in the home long. The less time you plan on being in the home, the less you want to spend in closing costs to lower your rate. In addition, most people that buy homes don't realize they have to pay for the down payment AND closing costs. If any of these apply to you, look for a low fee option with 0 points or our $99 closing cost option! The $99 option includes all costs associated with the loan. There is a $399 lock deposit required, but that is refunded at closing.
2+ Point Loans
Paying points gives you the opportunity to get the lowest rate in the industry. This is VERY beneficial to borrowers who plan on being in the home for a long time and are sensitive to their monthly payment. In addition to lowering the rate, most points can be tax deductible! While the closing costs are higher for this type of loan, we will recommend to only pay points that can be recaptured with a lower payment within three years.
